Amortization Schedule

The full schedule shows:

  • Each month’s principal, interest, and remaining balance
  • Cumulative interest paid through any year
  • The break-even year — when your cumulative principal payments exceed interest

The default tax rate is the U.S. national average (1.1%). Override with your state’s actual rate:

Frequently Asked Questions

How is the monthly mortgage payment calculated?

The payment formula is P&I = P × r(1+r)^n / ((1+r)^n - 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 12), and n is the number of monthly payments. Taxes, insurance, and PMI are added on top.

What is PMI and when do I need it?

Private Mortgage Insurance is required when your down payment is less than 20% of the home price. PMI typically costs 0.3% to 1.5% of the loan amount annually. It is removed automatically once you reach 22% equity.

Does the calculator include property taxes?

Yes. Enter the annual property tax rate for your county (the calculator shows the U.S. average as a default), and it is included in the monthly total.

Can I see the full amortization schedule?
