How to Read This

  • Monthly payment is what you write the check for each month. Add HOA (if any) and any escrow adjustments to get the true monthly cost.
  • Total interest over loan is what you pay in interest alone, not principal. A 30-year loan at 6% on $300,000 has total interest of ~$347,000.
  • Break-even year is the year when your cumulative principal payments exceed your cumulative interest. For a 30-year loan at 6.5%, this is around year 18-19.

What to Watch

  • Lock period: how long is the rate locked? Most lenders offer 30, 45, or 60 days.
  • Discount points: each point costs 1% of the loan amount but lowers the rate by ~0.25%. Break-even usually 5-7 years.
  • Origination fee: typically 0.5-1% of the loan.
  • Title insurance: required in most states; varies by location.
  • Prepayment penalty: rare for owner-occupied loans but check the Loan Estimate.
